A walkthrough at handoff and a 14-day post-launch fix window. Anything I built that isn’t working is fixed free.

Hosting & care — $59/month

Your first month is included. After that, $59/month covers:

Hosting and SSL (the padlock)
Uptime monitoring. I’m alerted if the site goes down.
Security and software updates
Checks that your forms are still delivering
Up to 30 minutes of small edits per month (text changes, photo swaps, a new review). Unused time doesn’t roll over.
A reply within one business day

Not included: New pages or features, redesigns, new copywriting, and third-party subscriptions. These are quoted first.

Not included

Paid directly by you: domain registration, email (e.g., Google Workspace), form tool subscriptions, MLS/IDX vendor fees, and stock photography or photographers
Logo design: from $300
An extra standard page beyond your package: $250 each
Ongoing SEO campaigns, ads, and social media management
MLS/IDX listings: not a standard offer yet; scoped per MLS

How payment works

Half to reserve your start date, half before your site goes live. No surprise invoices: anything outside the proposal is quoted in writing first.

Questions about pricing

Do I own my website?

Yes. Once it’s paid in full, your content, domain, and site are yours. If you ever move hosting, you get a complete copy of your site files.

How long does it take?

About 2 weeks for a one-page site, 3–4 weeks for a full website, and 5–8 weeks for a custom build. The schedule starts when your questionnaire and photos are in.

What counts as a revision round?

One consolidated list of feedback, sent together. Each package includes a set number of rounds; extra rounds are billed at my hourly rate.

Can I add pages later?

Yes. Everything is built so it can grow; extra pages are $250 each.
